Article summary

2.1 There are essentially 3 main types of window installation applications:
2.1.1 Cavity Construction
Windows where there is a drained cavity between the structural frame and façade elements. Domestic style windows designed to be fixed to the structural framing inside with a seal in the form of head, sill and jamb flashings fixed to the window frame/reveals which divert water that enters the cavity back out the non-structural façade brickwork through weep holes.

2.1.2 Single Skin Construction
Windows where there is no drained cavity. Semi-Commercial style construction where the window is fixed using structural angle framing and a sub sill sealed to the waterproofed block work or waterproofed concrete structure. The other angle is simply an aesthetic trim to provide a neat finish between the window and façade – but this also acts as an initial seal to minimise water penetration.

2.1.3 Curtain Wall Construction
Windows span floor to floor with no other walls or finishes. These are extensively engineered given they are typically used in high rise buildings with high wind loads. These are outside the scope of the BCA/NCC and must be engineered site specific.
