Above - Units located on the beach - salt air blows through the unit and becomes lodged at "choke" point like this door frame - Unit is air-conditioned - so at the door junction (where the salt has been deposited) - COLD unit air meets the outside WARM humid air and condensation forms - door rust.
Solution - regularly remove the salt be leaning the door, frame, rebate and furniture.

Above - SAME development but in a unit that had BAT WING smoke seals which STOP CONDENDATION forming - no probelm at all.
Consideration - fit $20 seals to all similar doors in the future to avoid $300 per door rectification.

  1. Waterproof membrane the baseplate and column to a set RL.
  2. Non shrink grout to set RL.
  3. Prime and waterproof (cementious) membrane over entire base

    Problem – aluminium shutter with steel stiffening bar inserted in the bottom rail for strength.
    Solution – change profile of door for an aluminium only bottom rail (“C” section to take lateral wind loads)

    Solution – waterproof over steel and enclose in concrete
    (To protect membrane from damage by lawn care equipment)

• Hot dipped galvanised structure.
• Baseplates membrane and protected (see previous photo’s).
• Powder-coated aluminium balustrades and sunshades.
• Stainless (316 grade) ceiling fans.
• Aluminium lights. PVC is also preferred.

Above – this should be below the tiled finish and waterproofed – currently in a situation where it cannot be properly protected, is ugly and water will pond on it.
