Ceiling & Wall Linings - General Principles

Article summary

This policy covers internal wall and ceilings; and external wall cladding and soffits.
There are 10 main issues that are regularly encountered with ceiling and lining installations;

1. Framing and support - Insufficient or incorrect support structure.

2. Movement - allowance for thermal and ground/substrate movement in linings (control joints).

3. Noggings – consideration of requirements/sizes/locations – preplanning PRIOR to sheeting.

4. Isolation of services ran in framing.

5. Access panels - location, type, correct support/install + (also referred to also in Air-conditioning Policy, Waterproofing internal areas policy).

6. Material selection - Use of incorrect and/or incompatible materials both internally and externally.

7. Finish/sheeting - Incorrect identification, specification and construction of required class of finish for the linings and build out of setting compound of plasterboard corners affecting associated works (skirtings).

8. Water damaged plasterboard – mould during construction/as a result of water leaks.
