Windows and Doors are the source of the mostly costly defects through leakage that we are exposed to. Their repetitive nature can mean a small problem is multiplied by the hundreds so getting the detailing right upfront is crucial and often quite simple.

Remember also when constructing fully documented projects that the design team may not have it right! Designers do NOT go back to fix leaking windows and may design windows incorrectly. Protect our interests by questioning the design and ensuring it meets our policy

  • There are 4 main issues with windows that cause leaks:
  • Correct window design and selection for application
  • Drainage away of water penetration (sill substrate and sub sills)
  • Sealing of window framing and fixings to the structural frame
  • Failure to prevent water diversion from adjacent façade elements over the window
